This covers a wide spectrum including, Hotels, Public Houses, Restaurants, Leisure Retail, Golf Courses, Marinas and all Commertial property . Often the common theme among the properties we deal with is that the critical element of the asset is the trading and profit earning potential.
This differs from main stream commercial properties where purchasers and occupiers take a different view on the approach to value. Main stream commercial is typically valued in relation to comparative capital or rental rates per sqm. Whilst we do take this approach on certain leisure retail properties and leased assets, most other assets within our sector require a detailed understanding of trading potential.
This makes us different as we fully appreciate the traditional approach to value but we also have a real understanding of accounting information and what leads to greater (or less) profitability. This combination of a Chartered Surveyor and Business Analyst approach can make a real difference when seeking quality advice in the Leisure and Hospitality Sector.
When acting as Agent, we understand that the presentation of historic trading results or indeed the information required to assess a new development is paramount to allow a purchaser to make an acquisition decision. When acting as professional valuation advisors and consultant, we ensure that we drill down into the business analysis to minimise a purchaser's or lender's risk.
